III. Roof'scapade

September 19, 2016 - Day 1

Here they are! The crew of 9 are making it happen. The front and left side are now water tight (10 sheets of plywood replaced so far). I can't believe what a team they are and how fast they work in this brutal 90 degree sun. Those clouds are really not overhead but off to the east.




Our carpenter boxed in the chimney once the old rotted stuff was pulled off. And that green 'paper' is what makes things water tight.


Meeting the contractor tomorrow to make the final selections on windows and doors and plan for the roof vent for the range hood. If the summer storms hold off, the roof should be done by the end of the week!

And here is something else we are managing along with the house project - our poor little Kayla, our 11 year old boxer who is usually healthy-healthy - is going to the vet for the 5th time since we got to the west coast in July, and some prednisone, surgery, and $900 later... 


Not only did she have to have some strange lump removed from her lip (probable insect bite or some other foreign body), we decided it was time to get rid of two fatty tumors on her neck. Since she was already under, they clipped her nails as well. 

Ok, so 3 days after that she's limping and licking at her toes. Seems the nail clipping left a sharp edge on her pinky nail and it cut into the adjacent toe. So in the middle of all of this, we're running back and forth to the vet - again! Grrr... Off we go tomorrow. Wish us luck! Poor girl can't catch a break! 

Oh, and did I mention that prednisone makes her pee - a lot! So I've been setting my alarm for 1 a.m. and 5 a.m. for about 2 weeks now so Kayla can go out do what's needed when it's needed! YAWN...

I almost fell asleep at the grocery store... I can hear the call now, "Mr. Luz, we found your wife snoring in the ice cream isle under the Dove Bars." 


But the full moon in the middle of the night this week was gorgeous and being greeted by Orion's Belt every 5 a.m. is almost worth the sleep deprivation.



Some good news - met our across the street neighbors today, Eric and Patty - very sweet people. So far everyone has been phenomenal and happy-happy about the roofing across the street - despite the truck revolution that has taken over the neighborhood!

September 20, 2016 - Day 2

The old cement flat tile is finally gone, and all the holes patched. Day 2 is the start of the rear of the house. Still in awe at how quickly these guys work.



So yesterday I went tile shopping and we are getting closer to a decision! However, the windows deal fell through so - one step forward, one step back, standing at attention... Back to the bidding process.

September 21, 2016 - Day 3 

One of our more confusing elements on this roof project was the roof vent for the electric range's island mount hood. We have been trying to find a place to buy the thing, as well as what the heck it should look like.

Well, it seems the easier route would have been - ask the roofer! Walter is taking care of it, just have to point out where the range is going and he will do the rest. Could have saved ourselves a few hours of research! Thanks to our realtor-friend Lee for making the suggestion. (I think he's done this before...) Grins.

So these were two former roof windows that had become merely holes so we patched them over. We will be putting up plaster board and finishing them so they blend into the ceiling. 



And here is our new chimney surround. So much nicer - and smaller. Just need to get the right cap for it, some paint and we're done.


Tomorrow starts the metal!

September 21, 2016 - September 24, 2016 - Days 4 Through 6

So this is what we found today upon driving up. This 2 man crew folded and cut all the panels for the roof.

Here is the roll of metal (right center) being fed into the folding and cutting machine (on the left). 

As the metal feeds through, it folds the sides and then cuts the piece into a pre-measured size. As Spock would say, "Fascinating". You can see it popping out mid-screen.

Here they are all piled up.

Once that was done, a different 2 man crew brought them up top and began the next process of cutting them on the diagonal with a hand tool and locking them down and into place. Once done, just the folds will be visible. Being that we are down to a 2 man crew for now, looks like a one week install was pretty aggressive.

And we had one OOPS! One of the guys tells us he fell head first through the screen but between scrambling and his buddy he was pulled back up. Just a hip bruise and back to work. :0  

Here's the remnant of his 'uh oh'. Good thing we have plans for new screens...

Finally, for a summary of other events :
  • Kayla is better and gets her stitches out Monday. She is almost back to normal. I only get up one time now at night to let her out - about 2 a,m. 
  • Met another neighbor from 3 doors down. Karen is - you guessed it - thrilled about our reno!
  • We finalized a windows decision - yay! Going with New South Windows which are made in FL. All are impact glass in white vinyl. Lucky for us, we got the owner as a salesperson so we didn't have to pay a commission - and they were on sale!
  • Still looking for floor tile. But... ok, so no buts... Ugh.
  • We did however, find a kitchen countertop that we both love. Pompeii Quartz in Bianco Statuario. Basically it is a creamy white with gray and brown veins. Onward hunt is on now for the best deal. Let the bidding commence!
  • And... we have more tadpoles. Second generation! Hope they hop out of there quick - pool reno is soon.

September 29 2016 - Day 11

Nothing of course happened over the weekend, nor otherwise. Just planning mainly. Today is Thursday and nothing else is happening until the roof is complete.

So far, half the back and one side are paneled so rather than wait till the roof is finished before posting, I'll go ahead and go live with Roof'scapade! Hope you enjoyed this latest entry.

II. The Adventure Unfolds

September 13, 2016 

It's been relatively quiet at the house these past couple of weeks, but that is not to say that we haven't been busy.

The house colors and metal roof were both approved by the Southbay Association Architectural Review Committee (last week) and Board (today), so the roof project starts on Monday! Yippee!!

September 16, 2016

We had a lovely visit yesterday with our new neighbor Linda from across the street, who is SO happy that the giant blue tarp is about to disappear! Can't say I blame her. We've also met Jim from next door and he feels ditto! That tarp's been up, and down... and up and down and up and down as storms blow through... for almost one year and the house has been abandoned for 3. Curiously, Linda never even mentioned the dumpster ;>) - one of many yet to come.



We got the kitchen design completed (thank you Darla!), the cabinets - white Shaker style - have been ordered and should be coming in towards the end of October.

Here is look at the new footprint. We turned it from a boxed-in U-shaped kitchen to an open floor design - here is Darla's translation from our rudimentary sketch:

                    


And then lucky for us, Lowe's was having a great kitchen cabinet sale. Check out their Schuler's line if you are in the market for cabinets. We were very fortunate to have Kevin, a former cabinet maker as our salesman/planner and he did a great job helping us choose Schuler and in fitting into Darla's design all that we needed.

The discounts were phenomenal: 50% off the cost of the custom finish and a series of promotional discounts off the total price - 20%, 10%, and 5%. Smiles all around.

The kitchen goes from a 12 x 12 box to a 12.5 x 14.5 foot open yahoo space!

This is why. We have never had a receipt quite that long! Apparently the ordering process includes excruciating detail.

We also made plans for and ordered the bathroom cabinets in a dusty blue-gray stain on quarter sawn oak.

Next is finalizing the replacement windows and doors contract. We are swapping out the old bronzy single pane windows for all new white PGT impact windows and doors. Planning to keep the front double door and garage service door though. Some new paint ought to do it.

Now off to search - again - for wood look porcelain floor tiles. Did I say AGAIN! There has to be a thousand vendors and a million tile choices. Unfortunately this is not something you can do online...

One of our contractors also does lawns so he got the grass cut yesterday (what there is of it) - thanks Larry and David - and Nancy pulled weeds today. Looks great don't you think?


What?

:D We did find another treasure out by the frog pool-pond. A huge lonely orchid plant nearly buried, but plenty big enough to share with our orchid-buddies. Wonder what color they will be. Love the mystery.

Will update the roof process next week... so exciting!

Oh, and the many little frogs have hopped away. I think they must have gone to the neighbors. Hee hee hee...

I. The Journey Begins

July 15, 2016

OK, so we decide to move just shy of 200 miles across the state of Florida - in the summer when it's in the 90's every day. Did I say every day? And humid. Did I say humid? More like dripping stinking wet! South Florida is beautiful, but...

Regardless, west coast here we come! Bye bye little lizard. Will be seeing your cousins soon.



We said so-long for now to all the great friends we made in and around Palm City, and cousins Greg and Linda, my beautiful friend Marge and mentor from eons ago - so sorry Marge - you and Rick just moved there (sob, sob, sniff sniff sniff...), my dear friend Sandy, and of course my orchid and painting friends, Colleen and Mel, Darla and Mark, Ken and Neil. And not to forget my little friend Leo! Miss your greetings on my walks little boy.


Leaving was bittersweet but the timing was right. 

We closed today... And this is what we left:

Did you say LOL or OMG!?

It will take a few days or even weeks to see what happens next as this is a bank owned foreclosure. Fingers crossed!

So we found out that there will probably be a bidding war as the bank (the same day we put in our initial bid) decided to lower the price! And yes, there are now three other offers. Best and final is due on Friday this week. Grrr... Guess we have to up the ante.

We got the house!! Saint Joseph and Baby Jesus performed their magic once again! But now I've promised them retirement. So far they have sold 2 houses for us and bought us this one. Grins... Time for them to relax on the new mantel (as soon as we all can get there).



That's a Florida Snail shell from our new yard at Windward - snagged as a good luck charm when we first decided this was the house for us!

Closing set for end of August - provided we are OK with the inspection report once completed.

I wish to add that along with Saint Joseph and baby Jesus, it would not be possible for Paul and I to make this journey without the support of my sister Barbara and her husband Nick who are lending us their beautiful winter home in Venice FL - while we get through this, the 'big move'.

That wall, we plan to move back just over 2 feet and remove the upper cabinet wall to the right of the stove, forming an island facing into the living room.. Stove is moving to the counter you see in the front of the picture, which opens into the dining room.


There's the kitchen-in-a-box on the left. Walls will be coming down. Hideous blue rug is soon to be history!


Master bedroom. With the big hole in the ceiling...


And the master's view from inside. Yuk yuk yuk.


However, the master bath has been remodeled some few years ago. It's in pretty good shape, but what is with the courtyard? It has a roof window and a door leading into the side bushes... That thing you see there is small fountain.


We think we'd make better use of it as a walk-in dressing room or closet. Maybe put a window where that door is.

And then we're back to the pool. Not sure what's under there... can't be good.

So the pool renovation crew came through and opened up the corners of the pool to see what it is they need to do. Hmm... Needs re-surfacing, new pool equipment, new decking. Not a surprise.


The inspection however, came back pretty positive overall. Nothing prohibitive (lots of roof leaks but no extensive damage, some minor electrical and plumbing needs, old doors and windows, old kitchen and cabana bath - nothing much we didn't already know) so we are moving forward! :0

The house is officially ours! The bank was able to close one week early. Yay!

Been working on some kitchen design ideas.This is what we are settling on so far. Here is our current floor plan:


And what we hope to create! To the left is open to the living room.


Kitchen will be all white with a planned light brown/grey wood look tile floor and a white/gray with smidgens of brown counter-top. Not sure if we will go with granite or quartz.

Right now we just call it the kitchen-in-a-box.

Is it just me or is $33,000 - half of which is labor - a crazy price for 10 impact windows and 3 impact sliding glass door sets?? I am getting prices of between $14,000 and $16,000 for labor alone! As our motto is "quality work at a reasonable price." the bidding process continues.

I checked outside to see how the pool demo was going and... I found life!  Got to be at least 100 tadpoles - all over everywhere! Here is a closeup on a few.


So now I feel bad that we may have to destroy them...

Stopped by the house a couple of days ago and I saw little buds on the tadpoles where legs will be.

They grow up so fast...

The plague of frogs! But being that these little guys are becoming threatened due to invasive species that eat them up, we are happy they are numerous. Just have to herd them all out of the lanai one of these days. I could picture John Tourles doing that, couldn't you?

It's Zig's birthday today. Happy Birthday Zig! And one day after the big west coast storm. Of course we have leaks - 2 bedrooms and the garage - surprise surprise. But the roofing should start soon. Sept 7 is the association review committee meeting so thumbs up soon on material and colors.

Submitted for standing seam metal in slate gray (sample in picture) with lighter gray house color, cream color trim. Should look nice with the coral rock facade on the front of the house.

Went out for lunch at Sharkey's On The Pier at Venice Beach then for a quick stop at the house. Paul hadn't seen it in a few days. We will be demolishing those mirrors soon!

Kitchen update: Took advantage of the Labor Day sales this weekend. Got a refrigerator, dishwasher, sink, faucet, stove vent, and pendant lights all online after a ton of research. Also ordered a mini chandelier for the foyer and a washer dryer set. We are waiting on the stove as the one there may be salvageable. Can't wait to use them all!

My good friend Darla worked on my kitchen design this weekend and sent me first draft. Looks phenomenal. We did some tweaking and it's very close to perfect! Once all set, I'll upload it here. Darla does kitchen design so if you need someone, let me know and I'll connect you. Thanks Darla!

Oh, and the roof is scheduled to begin next week, weather permitting.  :D  :D  :D
